Step 2 – Choosing an agent

When choosing an estate agent there are many factors to consider, for example, what kind of marketing your property will receive, how the agent will pro-actively push the marketing of your property and most importantly whether they will give you the personalised service you require and that you have paid for. Step 3 – Property presentation

Step 5 – Viewings

Step 6 – Getting an offer

Step 7 - Choosing a solicitor

Step 8 – Agreeing an offer

Once you have agreed to accept the offer we will then comply with the following procedure:

·         Prepare a memorandum of sale

·         Write to all parties involved the agreed sale price

·         Your solicitor will send out a draft contract to the buyer’s solicitor who will then raise enquiries regarding the contract that your solicitor will reply to. At this stage a date for the survey on your property should have been set and a proposed exchange and completion date.

·         We will guarantee to keep you informed throughout the conveyancing process.

·         There are no legal obligations until the contracts are exchanged.

Step 9 – Exchange of contracts

Exchange of contracts is one of the milestones in the home buying process. The exchange takes place between two solicitors, yours and the buyers’ after all searches received, satisfactory replies to enquiries, mortgage offer in place and all preliminary work completed. This is the point of no return once contracts have been exchanged the buyer has committed to buy and the seller has committed to sell.

Completion date will then be formally agreed between both parties and the date will be put into the contract.

Step 10 – Completion

Completion is when the outstanding balance is transferred from the buyers’ solicitor to your solicitors account. Your solicitor will call you when the money has cleared and is sat in their client account and will inform us the estate agent to release the keys to your buyer.
